Registration Number for a Tourism Furnished Property in Cannes: How to Obtain It?
You have an apartment a stone's throw from the Croisette or a villa on the heights of California, and you want to rent it out a few weeks a year. Before the first booking, one step is essential: declare your tourism furnished property and obtain a registration number, to be displayed on each listing.
Once just a box to tick on Airbnb, this formality has become a real regulatory issue. Since the Le Meur law of November 19, 2024, registration is becoming widespread throughout the country, and Cannes, city of festivals and congresses, applies the rule with seriousness.
Here's what we commonly see in practice, in property management and concierge service in Cannes and on the French Riviera : how to obtain this number, where to indicate it, and the pitfalls to avoid before renting.
What is a Registration Number for a Tourism Furnished Property?
The registration number is a reference assigned to a furnished tourism property after its declaration with the municipality when the procedure applies.
It allows the municipality to identify the accommodation offered for short-term rental and to monitor short-term activity in its area. In Cannes, this reference takes the form of a unique 13-digit number
This identifier is linked to the declared property. Therefore, it is neither a reservation number nor a code provided by a platform like Airbnb.
The reference must be communicated to rental intermediaries and appear on all listings of the property.
The Le Meur Law Changed Everything: What Applies in 2026
Until now, each municipality decided whether or not to impose registration. The Le Meur law of November 19, 2024, ends this patchwork and makes the obligation universal across the territory.
Decree no. 2026-196 of March 19, 2026, specified its implementation, centering around a national e-service called DéclaLoc. The legal deadline for this obligation was set for May 20, 2026.
One point is crucial today, as it changes the procedure: the deployment of the DéclaLoc portal has been postponed to the 4th quarter of 2026. Planned for May 20, 2026, it is not yet open. In the meantime, declarations continue to be made at the town hall or via local e-services.In Cannes, you still go through the City's tele-declaration, and the obtained number will remain valid upon the switch to DéclaLoc.
How to Obtain Your Registration Number in Cannes?
The procedure targets the property rented for short-term, whether it is a primary or secondary residence.
In Cannes, the town hall provides a tele-declaration service that issues the 13-digit number. You provide the declarant's identity, the precise address of the property, its characteristics, and its status. A paper form is also available for those who prefer not to declare online.
The best practice: obtain a registration number before commercialization, to correctly complete each listing upon posting online.
Where to Indicate the Registration Number on Listings?
Once obtained, the number is indicated in the regulatory information of the listing. It links the listing to the declared furnished property with the municipality.
This obligation does not concern only Airbnb. The reference must be communicated to all intermediaries, real estate agencies as well as vacation rental platforms, and displayed on every listing of the property.
A host advertising their property on multiple channels must report the correct identifier everywhere.
Registration Number and SIRET Number: What’s the Difference?
These are often confused, although they do not serve the same purpose.
The registration number is associated with the property and its declaration at the town hall. The SIRET, on the other hand, identifies the landlord's activity within their formalities.
Having a SIRET does not mean the accommodation has a registration number. And the reverse is true: obtaining this reference does not exempt from other obligations related to the operation.
Primary or Secondary Residence: The Rules Differ
The status of the property is determinant. The Tourism Code governs this rental under article L. 324-1-1.
A primary residence and a secondary residence do not follow the same rules. For a secondary residence, with Cannes being in a tight area, a change of use authorization is often required, in addition to registration.
As for duration, the rental of a primary residence remains capped at 120 days per year. The Le Meur law allows municipalities in tight zones to lower this threshold to 90 days per year.
In Cannes, the registration concerns tourism furnished properties, classified or not, whether in a primary or secondary residence.
Is the Registration Number Sufficient to Rent?
No. Obtaining it does not imply that all conditions are met.
Depending on the case, other points need to be checked: status of primary or secondary residence, local rules, condominium regulations, taxation or additional authorizations.
Preparing a property should be considered as a whole. The goal is not just to tick a box, but to ensure that the project complies with the applicable framework.
What Penalties for Failure?
This aspect has changed the most with the Le Meur law. Renting without a number, or providing false information, now exposes one to heavy fines.
The mayor can impose a fine of up to €10,000 for failure to declare, and up to €20,000 for false declaration or false number. In addition, there is an immediate risk: removal of the listing by platforms as soon as the number is missing or invalid.
Anticipating registrationavoids discovering the problem in the peak season, when every night counts.

YOUR OWNER QUESTIONS, ANSWERED
When discovering a luxury concierge service, a few questions naturally arise. Here are some useful insights to better understand our approach.
How to Obtain the Registration Number?
The landlord declares their tourism furnished property with the municipality, via the provided tele-declaration service or the paper form.
The declaration allows for indicating:
- the identity of the declarant
- the precise address of the property
- the characteristics of the accommodation
- its capacity foraccommodation
- its status as a primary or secondary residence.
Once the process is validated, the landlord receives the identifier and includes it on their listings.
Is a Registration Number Mandatory for Renting on Airbnb?
Yes. Since the Le Meur law, it is mandatory for any tourism furnished property subject to the registration procedure, regardless of the platform.
Before publishing, it is necessary to verify:
- the municipality's regulations
- the property's status
- the obligation of declaration
- the authorized rental duration, in days per year
- any additional formalities.
The obligation depends on the applicable framework of the property, not just using Airbnb.
Where to Find Your Airbnb Registration Number?
The number is communicated after the declaration of the tourism furnished property.
To find it, check:
- the acknowledgment of receipt of the declaration
- the tele-service used during registration
- the documents issued by the town hall
- your online declaration space the information already present on your listings.
As the identifier is linked to the property, it is better to keep the received documents.
What is the Difference Between a Registration Number and a SIRET Number?
These are two distinct identifiers. They are used to:
identify the furnished property with the municipality for registration
identify the declared activity of the landlord for the SIRET
comply with different administrative obligations
distinguish the identification of the property from that of the operation.
A SIRET does not replace the registration number.
Can You Rent a Tourism Furnished Property Without a Registration Number?
A property can be offered without a reference only if the municipality doesn't require it, which has become rare since the Le Meur law.
Before posting online, verify:
the municipality where the property is located
its status, primary or secondary
local constraints, including change of use
the declaration procedure
other potential authorizations.
When registration is mandatory, the identifier must appear on the listing.
Is a Registration Number Required for a Primary Residence?
Yes, in most cases. The declaration also targets primary residences, whose rental remains limited to 120 days per year, or less depending on the municipality.
To know the procedures, check:
the actual status of the property
its municipality
the current registration procedure
the planned rental duration
local restrictions or obligations.
In Cannes, registration targets both primary and secondary residences.
