Managing Airbnb Linen: What We Wish We Knew Before
A Saturday at the end of July in Cannes. Departure at 10am, arrival at 3pm, and in between, an apartment to refurbish entirely. The cleaning, most owners have anticipated. The linen, much less so.
It's often at that moment that the issue becomes real. Bedding, covers, pillowcases, bath towels, dish towels: after each stay, everything heads to the wash and must come back impeccable before the next guest arrives.
Among the 150 properties we manage between the Croisette and the rest of the Azur coast, the management of household linen holds a place that few landlords imagine when they start. Here's what we've learned, without embellishing.
The First Thing Your Traveler Touches
Before opening the fridge or checking the balcony view, they set down their bag and sit on the edge of the mattress. In the evening, they dry off with your towels. The entire impression of cleanliness hinges on this contact for your tenants.
A sheet that has turned gray, a towel that has lost its plushness, a smell of poorly ventilated cupboard, and the whole apartment becomes suspicious in their eyes. Cleanliness remains the most commented-on criterion on platforms, and a simple textile flaw is enough to downgrade a rating from five to four stars. In high season, this star costs lost bookings..
The issue actually goes beyond just the commercial field. The Atout France classification framework includes criteria explicitly concerning the quality and renewal of what you provide to your guests. In other words, the question also determines your access to a more favorable tax allowance.
Then there's the time constraint. In July and August, the slot between stays is counted in hours, sometimes less. Washing, drying, ironing, and replacing must be done while cleaning is also underway. Without prior organization, this single task can derail an entire day of rotation.
Three Sets Per Bed, Never Just Two
This is the rule we apply everywhere: three complete sets per number of beds. One in place, one being washed, one waiting clean.
It's the third set we systematically forget to buy initially. Yet it's the one that saves you the day the machine breaks down, when drying is delayed,or when a stain occurs the day before an arrival.
In our most requested apartments, we increase to four between June and September. It's not a luxury;it's the only way to maintain daily rotations without relying on the timing of a drum.
As for materials, we stick with white cotton, percale, or satin for sheets, with towels at a minimum of 500 g/m². White withstands high temperatures, can be replaced piece by piece, and looks clean at first glance.Color fades in two seasons and shows signs of every wash.
Also plan for dedicated beach towels. On the coast, they prevent your bathroom towels from heading to the waterfront and wearing out prematurely.
Doing Your Own Laundry: The False Economy
It's the option that seems free, and it's often the most expensive of all.
Sorting, washing, drying, ironing, and replacing takes two to three hours per rotation. In a busy August, you've just afforded yourself an unpaid part-time job. Add a machine overused beyond domestic needs, electricity and detergent bills, and an entire closet occupied for storage.
Self-management makes sense for a studio near your home, open a few weeks a year. Beyond that, the model quickly reaches its limits, generally from the first weeks of high occupancy..
Laundry Service: The Right Compromise, Provided You Anticipate
Entrusting your linen to a professional frees you from cleaning and ironing, with a regularity of finish that no domestic machine can achieve. Count on an average of €10 to €20 per bed per rotation depending on the chosen service.
The real difficulty is logistics. Drop-offs and pick-ups must be aligned with the stay schedule, so a sufficient stock is needed to cover the back and forth.
And here, seasonality complicates everything. The city welcomes about three million visitors a year and remains the second French destination for professional events after Paris, according to municipal data. Providers get saturated beyond just August: lead times extend significantly during the Festival or Yachting Festival, and a very responsive supplier in February is not necessarily so without prior commitment.
Renting Linen: Owning Nothing at All
Rental takes the logic further.A provider delivers clean sets and takes away the dirty ones each rotation. No stock, no initial purchase, no renewal budget, and a material that always remains fresh.
It's the most comfortable option for those who never want to think about it again. In return, the expense becomes recurring, and you rely entirely on the provider's punctuality, which means choosing them carefully. The equation becomes truly interesting from two or three properties onward, when the volume justifies the subscription..

The Calculation No One Honestly Makes
Most landlords compare a laundry bill to the "free" of their washing machine. The real calculation is elsewhere.
It adds up the initial purchase of linens, appliance wear and tear, energy, products, seasonal replacement, and especially the hours you spend on it. Value these hours at just €20, and doing laundry at home outscores the service provider in real cost..
The time spent managing your linen has a cost. Once it's given a value, the savings realized are often much less than imagined. This isn't the case for anyone.
Our Role at UPSTAYS
In our Cannes apartmentsmanaging your linen never depends on you. It is part of the property preparation, just as cleaning or welcoming guests, with a hotel standard maintained from January to December.
In practice: sets in sufficient quantity to absorb daily rotations in summer, professional cleaning and pressing for an impeccable experience, and early replacement at the first signs of fatigue. Our landlords manage no stock, no laundry scheduling, and no last-minute surprises.
Most importantly, they regain the hours all this used to take.
Linen management has never been a detail in our business. It determines the perceived cleanliness, hence your reviews, hence your occupancy rate. This facet should work in your favor.
YOUR OWNER QUESTIONS, ANSWERED
When discovering a luxury concierge service, a few questions naturally arise. Here are some useful insights to better understand our approach.
How Many Linen Sets Are Needed for an Airbnb?
You need to plan for three complete sets per bed in a furnished rental.
A clean linen set in place, for the current stay
A set being washed, in the machine or drying
A reserve set, ready for immediate use in case of unexpected events
A fourth set in summer, as rotations become daily
It's the third set that we forget to buy initially, and it's precisely the one that prevents panic when a machine breaks or a stain appears the evening before an arrival.
Should You Provide Sheets and Towels in a Vacation Rental?
There's no requirement to provide sheets and towels, but travelers consider it a given.
No legal obligation as such
A systematic expectation from clients in furnished tourism
A direct impact on bookings for listings that dispense with it
A criterion of the Atout France classification framework for the property's ranking
In a market as competitive as the French Riviera, this concierge service is a basic service, just like end-of-stay cleaning.
How Much Does Laundry Service Cost for a Furnished Rental?
A laundry service typically charges between €10 and €20 per bed per rotation. The price of a laundry solution depends on several factors:
Billing method, by weight or complete set according to the provider
Level of finish requested, from simple folding to pressing
The season, with lead times extending during the Festival or Yachting Festival
The volume entrusted, which opens up discounts starting from multiple properties
The type of comfort desired, from standard linen to 5-star hotel quality
Booking your slots in advance with a regular partner remains the best way to secure your organization during periods of high demand.
Do You Need to Iron Sheets for Short-Term Rentals?
Sheets and pillowcases need to be ironed, unlike towels, which just need to be neatly folded.
Sheets, duvet covers, and pillowcases: ironing or pressing is essential
Bath towels: neat folding suffices, ironing is unnecessary
Professional pressing: the taut finish associated with hotels
Well-regulated drying: taking the machine out on time already limits much of the creasing
For a traveler, a wrinkled set gives the impression that the lodging wasn't prepared with care, even if everything else is impeccable.
How Often Should You Renew Linen in a Rented Property?
The linen in a vacation rental should be renewed every one to two seasons, as needed.
The wear rate, with two to three cleanings per week during peak activity
Visible signs: white turning gray, towels hardening, hems fraying
Replacement in batches, to maintain a homogeneous set
Renewal budget, to be integrated from the start of the activity
Better to anticipate before a guest notices it for you: a new set will always cost less than a lukewarm comment published in high season.
Is it worth outsourcing the linen management of your Airbnb?
Yes, outsourcing your linen management becomes worthwhile as soon as the time saved and the consistency gained outweigh the cost of the service.
Time reclaimed, with two to three hours per turnover no longer weighing on your days
Consistent finish, professional washing and ironing for every stay
No stock to manageno upfront purchase and no renewal to plan
Fewer negative reviewsas linen cleanliness is a criterion guests watch closely
In Cannes, where a failed turnover in peak season can cost you a night's booking and a poor review, entrusting this task to a professional team often works out cheaper than handling it yourself.
